Supply/Demand Analysis

Our conclusions and recommendations are based on a supply/demand analysis of area elderly living facilities using established capture factors.

Supply

A 100% field survey of elderly living facilities and multifamily development (independent-living) within the Effective Market Area is conducted. 

Area congregate care, assisted-living, and nursing home facilities are surveyed to identify unit mix, rents/monthly fees, vacancies, year opened/converted, endowments (if applicable), unit amenities, project amenities/services, utilities, service charges/additional fees, refund policies and square footage.

Depending on the nature of the market area, apartments may present a base of more mobile elderly who can respond to elderly-targeted living options. The area apartment base may be surveyed to identify number of units, type of unit (garden/townhouse), unit mix, rent, vacancies, unit amenities, project amenities, project type (market-rate or government subsidized), utilities, year built/opened, Comparability Index, and estimated elderly occupancy.

Demand Analysis 

Demand for additional assisted-living development is based on establishing appropriate capture factors using area demographic profiles based on the best available small area demographic, including available area disability rates.
