Following is a synopsis of the components typically included
within a Danter Company single-family market feasibility study.
Site Inspection
Each proposed site is personally inspected by a Danter
Company field analyst. The site is inspected for the suitability
for development as it relates to the market. A full area
description is included identifying surrounding land uses, as
well as proximity to area resident services.
Effective Market Area (EMA)
The EMA will be the smallest geographic area from which the
proposed site is expected to generate the major component of
support.
100% Field Survey
A field survey of EMA single-family development will be
conducted to determine the following:
- Lot and home prices
- Age of development/platting dates by phase
- Absorption rate
- Project amenities
- Lot sizes
- Development topographical features (i.e., wooded, rolling,
waterfront)
- Developer
- Primary builder(s)
Conclusions and Recommendations
Conclusions and recommendations for development will include
the following:
- Analysis of the market area demand for single-family
housing by price range based on historic and projected
market area absorption trends
- Support for housing at the proposed site by price range is
determined by subtracting existing and anticipated supply
from total market area support for each targeted price range
- Estimated absorption schedule
- Proposed project amenities or special site features
- Marketing strategies
- Identification of optimal lot sizes or density
- Identification of premium lots
