Resort Development
Our resort development studies provide a complete base of
data with which to respond to a full range of residential/hotel
development alternatives, including lodging, residential
(for-sale, rental, and time share) and recreational
opportunities (golf course, marina, skiing, equestrian and
others). The scope of the survey and number of
alternatives to be studies will be determined based on the
client's objectives.
Conclusions/Recommendations
A summary of broad-based recommendations will include the
following:
- Aggregate land use plan, including recommendations for
highest and best use, including number and type of product
and amenities
- Aggregate absorption schedule
- Identification of synergistic impact of resort concept and
residential development from a market perspective
- Marketing and advertising strategies

Resort/recreation and amenities
Our site-specific recommendations will include the number and
type of products/units, square footage/size, unit/project
amenities, mix, pricing, and absorption.
Supply/Demand Analysis
Our findings are based on detailed supply/demand analysis.
For each component studied, we identify supply through a 100%
field survey of existing competitive alternatives.
Competitive Market Area will be identified for all types of
resort/recreation development studied. This area will
include properties most competitive with the market area.
Supportive Market Areas will be identified for all residential
alternatives. This area is defined as the smallest
geographic area from which the majority of support for
residential development is expected to be generated. For

In addition to the methodologies noted for each specific type
of component development, we identify demand for
resort/residential development through several different
methodologies:
- Demographic profiling, using the best small area
demographics available
- Case studies of similar resorts are used to identify
concept performance in other markets and to identify
appropriate capture factors
- Interviews with key personnel who are in the position to
influence resort use: travel agents, travel and tourism
bureaus, corporate conference planners, local governmental
officials
- Intercept and telephone surveys can be used to identify
target market perceptions of the resort area, and can be
used to refine demand calculations
