The Effective Market Area (EMA) is identified for the subject
site. The EMA is the smallest geographic area expected to
generate the most support for the subject site. The EMA is based
on population, employment, and commercial concentrations;
existing recreation center development; and interviews with
major area businesses and organizations.
100% Field Survey
A 100% field survey is conducted to identify area recreation
center development, including the following characteristics:
- Year Opened
- Square footage
- Total Employees
- Annual Visits
- Programs and Number of Participants
- Operating Expenses and Revenues
- Hours of Operation
- Usage Fees and Rental Rates
- Recreational Amenities
- Child Care Services
Conclusions and Recommendations
- Amount of supportable space at the subject site
- Competitive recreational amenity package
- Recommended space allocation by use (swimming, fitness,
child care, etc.)
- Expected fee structure
- Expected revenue and projected expenses
- Expected support from local businesses and local residents
- Marketing strategies, if appropriate
