Supply
A 100% field survey of elderly living facilities within the
Effective Market Area is conducted.
Area independent-living, assisted-living, and nursing home
facilities are surveyed to identify unit mix, rents/monthly
fees, vacancies, year opened/converted, endowments (if
applicable), unit amenities, project amenities/services,
utilities, service charges/additional fees, refund policies and
square footage.
Demand Analysis
Demand for additional independent-living development is based on
establishing appropriate capture factors using area demographic
profiles based on the best available small area demographic,
